New Occupants in the Home
We understand that life changes, and residents may wish to add someone new to their household. Whether you're welcoming a permanent household member or a long-term guest, it's important to follow the proper process so we can ensure compliance with lease terms and community rules.
Two Types of New Occupants
There are two classifications for new occupants for members of the cooperative, and the member decides which option applies based on whether they would like the person added to the lease (non-members only have the Temporary Occupant option based on State Law):
1. Permanent Occupants
These individuals go through our full application process and, once approved, are added to the 50-year lease. See also the Screening Policy for your cooperative. This option is appropriate for someone who is becoming a long-term, legally recognized resident in the home. If the person is also listed on the title they could become the member of the cooperative if the current member wants to switch or if the current member passes. The member is always fully responsible for the lease and all occupants, guests and animals.
2. Temporary Occupants
These individuals complete a shortened application where we check criminal history only. If approved the member or tenant will sign a Temporary Occupant Agreement with the guest which must be renewed annually.
The renewal involves paperwork only—no additional application or fee at this time (please note this is subject to change).
Wet signatures are required for renewals.
It is the resident’s responsibility to notify management each year before the expiration date if a renewal is needed.
What About Guests?
Guests staying longer than the time allowed by your community rules are considered occupants and must submit an application before exceeding the allowed stay.
Because rules may vary slightly by community, both residents and guests should refer to their specific community’s rules regarding guest stay limits.
Important Notes
All guests, temporary occupants, and permanent occupants are required to follow the community rules and policies.
The resident is responsible for the actions and conduct of any guest or occupant in their home or on their space.
Failure to follow the proper process for new occupants or to renew temporary agreements may result in non-compliance with lease terms.

Generally, if the person is staying short term and will not pay any form of rent, then use the temporary occupancy agreement. If the person is intended to be long term and/or help with rent or other housing costs then they should apply to be added to the lease.
Note to non-members - all new persons to be added to a rental agreement are required to become a member of the cooperative. As a household that is not a member, you do not have the option of adding them to your rental agreement, that means they cannot pay rent, cannot be a permanent resident unless the household applies for and qualifies to be a member. Non members are mostly people that chose to not join the cooperative at purchase and this is one of the drawbacks of that decision.
